This Agreement calls for the early termination of a Lease between ABC Holding Company, Inc., and Tim Tenant, an individual. The Agreement identifies the Lease being modified, the rental address, and the date of the anticipated early termination. The parties have also agreed that for Tenant to be allowed to terminate the Lease early, Tenant will forfeit his deposit, and will have to pay Landlord a $100 early termination fee. Following Tenant's vacating the Premises, both parties waive any further claims against the other, except for claims by third parties (i.e., a slip and fall suit by Tenant's customer because of oil spilled by Tenant), and hidden hazardous materials contamination, etc.
